Ritz-Carlton expands Florida luxury footprint, with more rising high

The Ritz Carlton brand name is having an October to remember in a milestone moment for Southwest Florida.

From Collier County's Vanderbilt Beach to Lee County's Estero Bay, Ritz-Carlton-branded residential edifices are hitting major construction marks while the Ritz-Carlton hotel portfolio in Naples continues to evolve through renovations and monster international accolades.

Here's what to know.

When will residents begin move to Vanderbilt Beach Ritz-Carlton condos?

For the Ritz-Carlton Residences, Naples, the 128-unit luxury condominium endeavor rising between Vanderbilt Beach and Vanderbilt Lagoon has a temporary certificate of

occupancy in hand in October, putting initial move-ins on track before year's end, according to its developer.

"The community (is) entering its final stretch toward welcoming its first residents,” said Brian Stock, CEO of Stock Development.

What new Stock Development strategy is being deployed with Ritz Carlton?

The effort, billed as Naples' only Ritz-Carlton-branded residences, is reaching for the end zone with a limited number of units remaining as we move deeper into autumn territory. With those in mind, the newest Stock strategy aims at attracting affluent out-of-state buyers with furnished, move-in-ready digs.

"Buyers can go to contract and be living in a fully finished, designer home within weeks, not months,” Stock said. "We have engaged some of the industry’s top interior designers.”

Stock says skip the furniture shopping and move right into new condos

Stock says all seven remaining Bay Residences and select Tower Residences are being completed and outfitted by the designers before sale, allowing purchasers to move in

shortly after closing rather than spending months overseeing build-outs and furniture installations.

“For buyers who live out of state, or even locally but simply don’t have the bandwidth to manage a home from afar, this changes the calculus entirely,” said Claudine Léger-Wetzel, vice president of sales and marketing for Stock. “They’re not coordinating contractors, waiting on furniture deliveries, or flying in for inspections."

Even if purchased in October, new residents may get in by New Year's Day

By taking this route now, the current timeline could allow new buyers to jump into their pristine pad in time to celebrate New Year's Day, if not sooner, Léger-Wetzel said.

"They’re buying a finished home and living in it almost right away," she said. "That kind of simplicity, at this level of luxury, is increasingly rare — and increasingly in demand.”

What will more than $8 million buy you at the new Ritz-Carlton in Naples?

Among those offerings is Penthouse 607 in the East Bay building, a three-bedroom unit priced at $6.5 million and designed by Soco Interiors.

And Stock had listed earlier this month Residence 401, which is crafted and equipped by Beasley & Henley, and offered at $8.35 million. It features four bedrooms among its 4,900 square feet indoors and an additional 725 square feet of outdoor living.

How large is new Naples Ritz Carlton compound, and what's featured?

Amenities at the six-acre Gulf-front compound include a private marina, the 28,000-square-foot Vanderbilt Club, dining venues, fitness and spa facilities and other services delivered under the Ritz-Carlton brand.

The undertaking, which just like an unrelated Estero Bay effort is not tied to the Ritz Carlton Hotel Company, is among the latest ventures by Stock.

Farther north in Lee County, another Ritz-Carlton-branded residential project reached a significant milepost in October, led by a different developer.

London Bay Development Group's North Tower at The Ritz-Carlton Residences, Estero Bay topped out, completing vertical construction on the second of two 22-story towers overlooking Estero Bay in Bonita Springs.

The twin towers will contain 224 residences and serve as the centerpiece of Saltleaf, London Bay's 500-acre coastal community that may eventually have at least 10 high-rises that In the Know has first reported.

“We have celebrated many milestones throughout the development of The Ritz-Carlton Residences, Estero Bay, but topping out the North Tower is especially meaningful because we can now see the full scale of what we envisioned,” said Mark Wilson, CEO and president of London Bay. “With both towers now standing side by side, it is a powerful reflection of Saltleaf coming to life. "

When is the North Tower for Ritz Carlton planned for completion in Lee?

Wilson said the enterprise has generated more than $750 million in sales to date. The first tower opened earlier this year, while the North Tower is expected to be completed in 2027.

“Topping out is always a proud moment for our crews," said Don Tatro, vice president of Southwest Florida at Coastal Construction, which is managing the build. "It’s when months of planning, coordination and hard work become part of the skyline."

Penthouses in Bonita Springs Ritz reach 13,000-square-foot range?

Designed by Arquitectonica, the complex features dwellings ranging from about 2,600 to nearly 3,900 square feet, along with larger penthouses reaching the 13,000-square-foot range.

Residents are slated to have access to amenities billed as resort-style, including multiple pools, wellness facilities, dining and social spaces, a sports simulator, screening room and marina access.

What Ritz Carlton just completed a major renovation in Naples, Florida?

The recent residential achievements come as Ritz-Carlton's hospitality footprint in Naples has also been riding high in October.

The multimillion-dollar makeover represents the latest investment in one of the region's best-known luxury resort properties.
